Reservation Details
This page provides you with a brief outline of our vacation rental rules and regulations. This is not meant to be all inclusive or replace the terms and conditions provided with the Beachwalker Rentals, Inc. rental contract. If you should have any questions about these or any other policies regarding rentals on Kiawah or Seabrook Islands, please contact our office.
- Individual Homes and Villas
- The Accommodation is a privately owned property furnished and equipped by its Owner. Every effort has been made to assure all descriptions are accurate; however BEACHWALKER RENTALS, INC. is not responsible for changes in furnishings, bed arrangements and equipment made by homeowners. Neither BEACHWALKER RENTALS, INC.. nor the Owner will be responsible for providing (or removal of) additional furnishings or equipment. Certain areas in each accommodation are locked for the Owner's personal storage and are not included in this rental.
- GUEST is responsible for any damage, abuse, excessive cleanup requirements or loss caused by any member of his party to the accommodation or its contents during his occupancy. Inspectors walk through each accommodation after checkout to ensure the property is left in good order. BEACHWALKER RENTALS, INC will make that final determination of the necessity of any charges to the GUEST.

- Payment Policy
- Once you have chosen your vacation home or villa, a 1/3 deposit will be required to confirm your reservation. The balance is due 30 days prior to arrival and is payable by personal check drawn on US funds, travelers checks, cash, MasterCard, or Visa. Beachwalker Rentals prefers to have all reservations paid by check. All rates quoted are weekly, from Saturday to Saturday. Taxes may change without notice.
- Amenities
- Kiawah Island and Seabrook Island Resorts' recreation, nature and children's programs are available to guests for a fee. On Kiawah Island, the pools located at Night Heron Park, The Sanctuary, and Tennis Club are restricted to those renting directly through the Resort. Many accommodations will have NO POOL ACCESS. Private and community pools are restricted to the use of guests staying in particular accommodations. Read the signs or inquire. Pool availability is not guaranteed with any rental reservation. To access Club facilities, including tennis, golf, dining, pools, etc., guests must purchase a Club Access Card from The Club office. The Card costs $25 per day, or $150 per week. Your facility use fees will be charged using this card.
- Occupancy
- Maximum occupancy for each accommodations is 2 people (including children) per bedroom, unless the property owner has provided a sofa bed for additional sleeping. Rollaways are not permitted. The maximum occupancy number is stated in the property description on the front of this form and is strictly enforced.
- Phone Usage
- Long distance calls are not to be charged to the accommodation telephone. Long distance calls must be charged to your calling card or credit card. Some long distance carriers may charge operator fees, please ask operator for details before making calls. Any long distance calls charged to the Owner's telephone are subject to a $10.00 collection fee plus the cost of the call.
- Check-in / Check-out
- Check-in time is 4:00 p.m. or later. Please plan your arrival accordingly as we cannot give GUEST keys until check-in-time. Contact our office if arriving after office hours. Check-out time is 10:30 A.M. or earlier.
- Additional Kiawah and Seabrook Island Rules
- The operation, use and storage of RVs, campers, and watercraft
of any type are restricted on Kiawah and Seabrook Island - call for
important information. Motorcycles and jet skis are not permitted on
the islands.
Guest and all members of Guest's party must be sufficiently quiet and peaceful so as not to disturb other guests or property owners. Responsible Groups Only. All rentals are to families and responsible adults only. If other than family groups attempt to check in, they will be refused. Should BEACHWALKER RENTALS, INC. have any reason to believe that a group has misrepresented itself, Kiawah or Seabrook Island Security will be notified. - Hanging of clothes or towels from railings or other structures
is prohibited by Island Covenants and Restrictions. No objects
(coolers, bikes, floats, etc.) of any kind may obstruct or be stored
in stairways, walkways, driveways, or other common areas. Grilling
is not permitted on decks or porches because of the danger of fire.
A $70.00 service fee or locksmith charge (which may be higher) will be charged for all lockouts when our office is closed. - Maintenance
- The accommodation may be entered by service and maintenance
personnel when necessary. All reasonable efforts will be made
to handle maintenance emergencies; however, no guarantee can be made
that such problems can be resolved immediately.
Please notify our office of any maintenance needs during your stay so repairs can be scheduled. No rebates will be made for mechanical failures. The accommodation may not be sublet.
BEACHWALKER RENTALS, INC. is not responsible for articles lost, stolen, or left on departure. A $10.00 fee and C.O.D. charges apply if you request us to pick up and mail items left. - Cancellation Policy
- When, due to circumstances unforeseen or beyond the control of BEACHWALKER RENTALS, INC. is expressly, and hereby agreed to be, limited to such refund or substitution. Should you find it necessary to cancel your reservation, your deposit will be refunded if you notify us in writing (a thirty (30), sixty (60), ninety (90) day or longer cancellation policy may apply and will be specified in your contract) prior to your scheduled arrival date. If you cancel less than the required length of time prior to your arrival date, your deposit will still be refunded if another reservation is secured for the same accommodation and dates. Changing a reservation, either the accommodation or dates, constitutes a cancellation and the same terms and conditions apply. A $50.00 cancellation fee is charged for the cancellation of all confirmed reservations.
